The tenant must not store hazardous, dangerous, illegal, stolen, perishable, environmentally harmful or explosive goods, animals, firearms or weapons, bio hazardous items, drugs or any other articles which may constitute a nuisance, hazard or danger to the landlord, the premises, and/or other tenants. If the tenant is found in violation of this, the tenant will be fully responsible for all damages, claims, suits or actions against the landlord as a result.
Goods are stored at tenant’s own risk. The tenant is responsible to separately insure contents of the unit for theft, vandalism, fire damage and environmental damage.
The landlord is not liable for the loss or damage of any goods stored on its premises.
The tenant, by entering into this agreement with the landlord is waiving all future rights to claim damages against the landlord for any insurable peril regardless of the tenant’s insurance status. The tenant agrees not to make any claim, suit, action, or demand against the landlord in respect to such insurable perils.
The tenant shall provide their own tamper resistant padlock and only one lock is permitted for each unit.
Tenant agrees not to make any alterations or allow any alterations to be made of any kind on the premises.
Tenants may be required to grant temporary access to the landlord or temporarily remove items from their unit for inspections or maintenance. The landlord is authorized to enter the unit without notice if the landlord deems repairs are necessary, hazardous or emergency conditions exist, or for any other breach of this Rental Contract.
A tenant can access their unit 24 hours a day, 7 days a week.
Access to buildings during winter months may be slippery and restricted at times due to excess snow or ice. Laneways are plowed during the winter months, but occasionally with excess snow fall tenants may need to shovel in front of their own unit where the snowplow cannot reach.
The tenant must give 30 days’ written notice to vacate the unit and shall pay rent until the termination date.
On termination of this contract, the tenant will leave the unit in good repair, broom clean and ready for a new tenant. Tenants will be returned their security deposit within 15 days of termination of this contract. The landlord may retain any amount necessary to compensate for arrears of rent, cleaning, and/or damage costs.
Tenants will be returned their security deposit upon termination of this contract if during final inspection the following is met: the unit is in good repair, free from damage, no alterations have been made, and if the unit has been left broom clean.
Tenant agrees to the above security deposit, rental fee, and all other fees as applicable. The rental will be renewed automatically on a month-to-month basis, and tenants will not be sent a bill.
Tenants will not be sent a bill. All payments are automatically withdrawn on the first business day of each month.
In the event of an address change of the tenant’s residence, business address or phone number, the tenant will give the landlord notice within 10 business days specifying the change.
If payment is not made by the first business day of the month, a late payment fee equal to 10% of the amount due will be charged. For each month thereafter, 10% will continue to accrue.
We accept payments through automatic withdrawal: A surcharge of $20 in addition to the late payment fee will be added in the event of insufficient funds on the date of the automatic withdrawn payment.
The tenant may not assign or sub-let the premises without first obtaining the landlord’s written consent.
This rental contact is binding on the parties, and permitted assigns.
